There is no shared ownership of any buildings. All the buildings and facilities are privately owned. Therefore there are no charges for the upkeep or maintenance of any buildings. Spa FacilitiesThe swimming pool, sauna, public jacuzzi and fitness centre are available to everyone who resides on the estate. These are categorized as essential services, because the provision of these facilities is only viable when everyone participates in the cost of maintenance and upkeep.Property ManagementThe caretaker is responsible for the administration and upkeep of the estate. The following property management tasks are included in the essential services charge:
CostsThe Seagarden Villas management company owns and maintains the common building and common facilities.Due to the fact that there are a relatively low number of properties on the estate, the essential services charge to property owners does not cover the full cost of providing the facilities. The maintenance charges are lower than the charges found in most apartment complexes in Bulgaria. The management company operates as a business, and will obtain additional income from services offered to property owners on neighbouring developments. The prices are fixed and may increase according to the rate of inflation in Bulgaria. Increases greater than the rate of inflation require the property owners consent. The costs of the services are divided among the property owners, according to the size of the property. The essential services are paid annually in advance, in October. |
