The estate management company offers essential services, and optional services.

The essential services are kept to the minimum, and fees cannot be increased without the owners consent.

By making most services optional, the owner is left in control of expenses.

Pay once ... not twice

In most complexes, owners of apartments have one payment for maintenance of communal areas, and a separate payment for "property management", sometimes to a different company.

In Seagarden Villas, you only pay once. The essential services cover maintenance of the common facilities, plus basic property management services, ensuring that all the apartments and villas on the estate are well looked after.
 

Essential services

Your investment in Seagarden Villas Bulgaria will be well looked after.

There is shared ownership of the access roads, and the borders of Seagarden Villas. This requires:

  • Road maintenance - upkeep of the road.
  • Fencing/hedging - upkeep of fences.
  • Caretaker services - a caretaker will be resident on Seagarden Villas throughout the year, and will deal with any problems.
  • Estate security - the caretaker will check all houses on a regular basis, and investigate anything unusual. A road barrier will restrict vehicle access. There will be a wired alarm to a local security company.
  • Estate lighting - the entrance to the estate and the private road will be lit at night.

There is no shared ownership of any buildings. All the buildings and facilities are privately owned. Therefore there are no charges for the upkeep or maintenance of any buildings.
 

Spa Facilities

The swimming pool, sauna, public jacuzzi and fitness centre are available to everyone who resides on the estate. These are categorized as essential services, because the provision of these facilities is only viable when everyone participates in the cost of maintenance and upkeep.
 

Property Management

The caretaker is responsible for the administration and upkeep of the estate. The following property management tasks are included in the essential services charge:

  • Property inspection once a week (when unoccupied), including:
    • Checking each room in the property,
    • ventilation of the property,
    • ensuring frost protection is active in the winter.
  • Emergency property checks following bad weather (storms/high winds).
  • Collecting mail, to leave inside property or re-post to owner's address.
  • At owner's request, providing access for:
    • Water / electricity company for meter reading.
    • Delivery of large packages (e.g. furniture).
    • Tradesmen - for work requested by owner.

 

Costs

The Seagarden Villas management company owns and maintains the common building and common facilities.

Due to the fact that there are a relatively low number of properties on the estate, the essential services charge to property owners does not cover the full cost of providing the facilities. The maintenance charges are lower than the charges found in most apartment complexes in Bulgaria.

The management company operates as a business, and will obtain additional income from services offered to property owners on neighbouring developments.

The prices are fixed and may increase according to the rate of inflation in Bulgaria. Increases greater than the rate of inflation require the property owners consent.

The costs of the services are divided among the property owners, according to the size of the property. The essential services are paid annually in advance, in October.
 

Optional services

The following services are paid for separately, and are optional.

  • Gardening - watering of plants, pruning etc.
  • Cleaning - house and garden, laundry service.
  • Jacuzzi - maintenance, cleaning, chemicals.
  • Communications - phone, internet, satellite TV.
  • Individual Security - Each property may be fitted with a burglar alarm wired to a local security company.
  • Rental - management company will market the estate as a top class resort.
  • Bill payments - for electricity, water, tax.
  • Repairs - general maintenance and repairs to owner's buildings.
  • Other - more services will be made available on demand.

For houses rented out by the management company, these services are automatically paid for out of rental profits.
